Dear Members of the Venice Neighborhood Council:
I write to state my opposition to the Venice Community Housing Corporation’s (VCHC) Rose Avenue Apartments project as proposed and to urge you to take this opportunity to stand up for working families in Venice.
The Rose Avenue Apartments project essentially doubles the Venice Local Coastal Specific Plan (VLCSP) height limit and provides just a tiny fraction of the parking typically required for a development of its size. Further, I understand that VCHC submitted an invalid offsite parking affidavit to the your Land Use and Planning Commission (LUPC) in an attempt to artificially inflate the number of parking spots provided by the project and has refused to conduct an environmental review — even though the Rose Avenue Apartments project has insufficient parking, sits directly on the congested Rose Avenue corridor, and would be the only four-story building in the Oakwood subarea of the VLCSP.
Moreover, the Rose Avenue Apartments project is just one of many large projects now in the pipeline for Venice (in addition to our many existing homeless resources). In fact, VCHC alone currently has two other projects in process here — 102 Navy Street and the Reese-Davidson Community — and has publicly stated that it wants to build at least four housing projects in Venice.
If you cave on the Rose Avenue Apartments project, you will pave the way for VCHC to demand similar concessions on those projects as well. And with so many projects in development, there is no good reason for any of them to be oversized.
The bottom line is that we now find ourselves locked in a battle for the future of Venice. In fact, we understand that VCHC is recruiting activists from other areas to drown out local voices at the upcoming VNC meeting on this issue.
I hope you will take this opportunity to enforce the letter and spirit of the VLCSP and show rank-and-file Venice residents like me that you are on our side.
